As a home stager, I find that people really like seeing before & after photos. I also recognize that generally speaking, everyone is doing the very best they can with their home design based on their individual skill level. However if you are going to sell your home most of the time it pays to hire a pro like me.
This is a story about a Bachelor who was getting his executive level home ready to place on the market. His Realtor toured the house and referred him to a home stager (not me). After a couple meetings with the home stager the Homeowner called his Realtor and said he felt unsure of the direction of the home stager, that the cost was going to be more than he wanted to spend, and didn’t know what the stager would do for the price they were quoting him. The Realtor apologized, and suggested he call me for a second opinion. Then she called me and said; “The house is kind of beige and brown. It needs a female touch and some color. See if you can stage those extra rooms off the garage too, would you? They are heated and cooled, but currently being used for storage.”
We met with the homeowner the very next day and saw more specifically what the Realtor meant. Here’s a before photo of the living room;
The quality is there, but you can clearly see there is room for improvement, wouldn’t you agree? The second is an after staging photo of the same room;
Before staging, the entry way nicho was simply empty; After staging, we used art provided by the Bachelor’s girlfriend, some accessories, and a really cool southwestern styled chest from CORT Furniture Rental;
Before staging, the formal dining room was empty, except for some really nice artwork on the walls; After staging, you can imagine yourself hosting a dinner party;
And finally, check out the guest room before & after staging – even little touches can make a difference in MLS photographs; Before & now After;
Remember the Realtor mentioning that 2 rooms off the garage were being used as storage space, but she wanted them staged as living spaces, since they were heated and cooled? Well, we did that – staging one as an architect’s office with a tall desk and blue print plans, and one room as a “man cave” with exercise equipment, a lounge area with a big screen tv, and a poker table. The result was an additional 736sq.ft. re-claimed, and the Realtor listed the home for $15,000 more than the initial estimate based on recent comparables in the neighborhood. Guess what else? I had a call from an extremely shocked Bachelor just 34 days after we staged the house letting me know his house was SOLD.
